POSITION: Rental Application Coordinator
Location: Remote
Schedule: Monday to Friday, 9:00 AM – 5:00 PM (CST)
Compensation: Up to 1500 USD/month

Note: Independent contractor position

WE’RE LOOKING FOR SOMEONE WHO HAS:

* Review new rental applications in AppFolio for completeness and accuracy.
* Confirm the selected property, unit, monthly rent, and desired move-in date.
* Verify that every proposed occupant age 18 or older has submitted a separate application.
* Identify missing, incomplete, or inconsistent applicant information.
* Contact applicants by phone, email, or text to request required information and documentation.
* Clearly explain outstanding requirements and follow up until applications can move forward.
* Enter applicant and guarantor information accurately into BetterNOI.
* Upload applications and supporting documentation to the appropriate screening report.
* Monitor pending BetterNOI reports and follow up on outstanding verification requests.
* Maintain accurate application statuses, notes, tasks, and follow-up dates in AppFolio.
* Escalate identity discrepancies, incomplete adult applications, possible duplicate screenings, or compliance concerns to management.
* Help ensure applications move to the decision stage promptly while maintaining accuracy and consistent application of documented screening criteria.
* Apply the same documented process and screening criteria consistently to every applicant.
